Moving with Young Children

Are you excited and happy about moving? Or are you dreading the sorting, packing and other chores?

If you look at moving as an exciting adventure full of fun, new possibilities, then you’re halfway to getting your children on board for the ride. Your children will absorb your enthusiasm like little sponges.

There will be some worries, of course, but you can defeat those with a little preparation and understanding.

Most children don’t like the changes associated with moving. The younger the child, the less able they are to "see into the future" as you do. They tend to focus on losing the security they’re used to, and they worry about missing friends and family.

You can make childish anger and doubt grow into a sense of wonder and adventure. You can do that by acknowledging and empathizing with the loss they feel and showing them how to balance their feelings with what they have to gain.

1. Communicate with your child patiently and frequently.  Let your children know, step by step, what is happening and what is likely to happen next. Tell them what the move means to the family -- how important it is that Mommy got a big promotion or that Daddy is opening a new office for his company.

2. List all the advantages there are for the child in the move. For example, will the family be closer to Grandma, the ocean, or another favorite person, place, or activity? Will they be able to see old friends and family frequently? Or at least at holiday time?

3. Show the child as much as you can about the new home. When you show your child their room, bath, and play area, make a game of it by asking where certain favorite toys or furniture should go. Have fun by showing your child the new house plans, or draw them yourself and let your child cut out furniture and toys to place in the rooms. Show your child a typical day in the home as you go from room to room.

4. Introduce your child to the new community online. Draw a map, and show how close Mommy and Daddy work, where schools are, where Aunt Bea lives, and other points of interest to help them orient themselves in their new surroundings.

5. Be ready for those "What about me?" questions. If your child is in scouts, little league, or other organizations, contact those associations for referrals in your new neighborhood or city. Knowing they won't have to give up favorite hobbies or sports goes a long way toward helping children adjust.

6. Let your child participate. Make a fun activity out of researching services you’ll need online, like finding a new veterinarian for your dog. Older children can find blogs online about their new school.

7. Keep your child occupied by letting them plan and pack a box or two of their special things. Consider their input on new decor and the layout of their new rooms. Encourage them to take the time to exchange good-byes with friends and loved ones and get addresses, e-mail addresses, and phone numbers to stay in touch.

8. Try to stick to normal routines as much as possible. Let your children know that, although they will soon live in a new house, the rules of the household will still be the same. Bedtime is still at 9 p.m., and homework must still be completed before TV time is allowed. And although Mom and Dad are a little busier and distracted with the move, they love their children very much and are giving the entire household a new opportunity to grow.

9. On moving day, have a bag packed of personal belongings for each member of the family, being careful to include medications, clothes, and personal items. Let your children choose what amusements and favorite "loveys" they wish to take along, and reassure them they will see their other favorite toys when they arrive in their new home.

Your preparedness will go a long way in reassuring your children that their needs are being considered, even while big changes are happening around them.

US sales of new homes rose 3.3 percent in April

Americans bought more new homes in April, the latest signal that the U.S. housing market is steadily improving.

The Commerce Department said Wednesday that sales increased 3.3 percent in April from March to a seasonally adjusted annual rate of 343,000.

Sales were up in all regions except the South. The median price rose to $235,700, a slight increase from March.

Even with gain, the pace of new-home sales is well below the 700,000 annual rate that economists equate with healthy markets. Still, the broad-based gains across the country contributed to growing evidence that the home market could finally be rebounding nearly five years after the housing bubble burst.

Separately, U.S. homebuilder Toll Brothers said home deliveries and signed contracts on new homes rose in its latest quarter. Its shares rose more than 2 percent.

The homebuilder earned $16.9 million, or 10 cents per share, for the three months ended April 30. A year earlier it lost $20.8 million, or 12 cents per share.

A pickup in hiring and cheaper mortgages, combined with lower home prices in most markets, has made home buying more attractive. Builder confidence has increased steadily since the fall.

On Tuesday, the National Association of Realtors said sales of previously owned homes increased 3.4 percent to a seasonally adjusted annual rate of 4.62 million. That nearly matched January's sales pace of 4.63 million, which had been the best in two years.

Though new homes represent less than 20 percent of the housing market, they have an outsize impact on the economy. Each home built creates an average of three jobs for a year and generates about $90,000 in tax revenue, according to statistics compiled by the National Association of Home Builders.

Builders have grown more confident since last fall, in part because more people are expressing interest in buying a home. In May, builder optimism rose to the highest level in five years, according to a monthly index compiled by the builders' group.

Homebuilders reported improving sales and higher traffic from prospective buyers, the survey showed. A gauge measuring confidence in sales over the next six months also increased.

Recent job gains have likely made it easier for more Americans to purchase a home. Employers have added 1 million jobs in the past five months. And unemployment has dropped a full percentage point since August, from 9.1 percent to 8.1 percent in April.

Mortgage rates, meanwhile, have fallen to record lows, making home-buying more affordable. Still, many would-be buyers are having difficulty qualifying for home loans or can't afford larger down payments required by banks.

Builders still face a tough environment. They are struggling to compete with deeply discounted foreclosures and short sales -- when lenders allow homes to be sold for less than what's owed on the mortgage.

Better Mortgage Rates Start With Better FICO Scores

If you plan to use a mortgage for your next home purchase, you’ll want to keep your credit scores as high as possible. Credit scores play an out-sized role in determining for which mortgage product you’ll qualify, and to which rate you’ll be assigned by your lender.

The higher your credit score, the lower your mortgage rate will be.

What Is A Credit Score?
History has shown that the best way to predict a person’s behavior over the near-term future is to look at that person’s behavior in the recent past. It’s a concept similar to the First Rule of Physics — an object in motion tends to stay in motion.

We can apply this theory to consumer credit, too. A person who has recently paid his bills on-time should continue to pay his bills on-time in the near-future.

This is the basis of credit scoring; using your past to predict your future.

To mortgage lenders, your credit score represents your likelihood of making on-time mortgage payments for the next 90 days. “90 days” matters because, after 90 days without payments, a homeowner falls into default.

Higher credit scores correlate with lower default risk which explains why people with high credit scores tend to receive lower mortgage rates than people with low credit scores. This is true across all loan types, including conventional, jumbo, and FHA mortgages.

Like most else in finance, those with the lowest risks get to pay the lowest rates.

Lenders Use The FICO Scoring Model, Exclusively
There are three main credit bureaus in the United States. They are Equifax, Experian and TransUnion. Each offers a bevy of credit-scoring products, available for purchase on their respective websites. Prices range from “free” to several hundred dollars.

None, however, are particularly relevant in the home-buying process. This is because the nation’s mortgage lenders rely on a different credit model — the FICO model.

FICO is named for the Fair Isaac Corporation. It was “invented” in the 1950s and has become the mortgage industry standard for credit ratings. Today, FICO scores are omnipresent to the point that people generically refer to all credit scores as “FICO scores”.

This is akin to calling all adhesive bandages “Band-Aids”. FICO is the brand name — not the product.

FICO scores range from 300-850.

Credit Scores Change Mortgage Rates
Your FICO score has always influenced the mortgage rate for which you’re eligible. In 2008, though, it began to change your loan fees.

In response to major mortgage market losses, in April 2008, both Fannie Mae and Freddie Mac introduced something called Loan-Level Pricing Adjustments (LLPA). Loan-level pricing adjustments are “discount points” added to a mortgage rate, based on a specific borrower’s risk to the lender.

A discount point is a loan fee, paid at the time of closing. 1 discount point is equal to 1 percent of your loan size.

Example : A $300,000 mortgage that’s assessed 1 discount point will have $3,000 in extra fees due at closing.

Fannie Mae and Freddie Mac know that low credit scores correlate to high default rates so, like an insurance policy, they assigned the highest costs to the highest-risk borrowers.

Assuming a 20% downpayment, look at how discount points change based on credit score. Fees get massive for FICOs under 700.
  • 740+ FICO  : There are no discount points required. This loan is “low risk”.
  • 720-739 FICO :  0.250 discount points are charged to the borrower, or $250 per $100,000 borrowed
  • 700-719 FICO :  0.750 discount points are charged to the borrower, or $750 per $100,000 borrowed
  • 680-699 FICO :  1.500 discount points are charged to the borrower, or $1,500 per $100,000 borrowed
  • 660-679 FICO :  2.500 discount points are charged to the borrower, or $2,500 per $100,000 borrowed
Now, not many new home buyers just have that kind of extra cash just laying around. Therefore, as an alternative to paying discount points with cash, many choose to “roll up” the fees into their respective mortgage rates. In general, 1.000 discount point can be “traded in” for a 0.250 increase to your mortgage rate.

Example : A consumer with a 680 FICO score is required to pay 1.500 discount points at closing, or can alternatively accept a mortgage rate increase of 0.375%.

This is why it’s important to keep your credit score high. There are real dollar costs for having scores under 740.

Improving On Your Credit Score
If your credit score is not as high as you’d like, the good news is that you can take steps to raise it — sometimes without even changing your spending habits.

5 Tools You Need to Clean Your Air

1. A high-efficiency disposable MERV (minimal efficiency value reporting) HVAC (heating, ventilating and air-conditioning system) air filter in your home. 
Pardon the alphabet soup! All we mean is that you should hit up the hardware store and look for those words on a disposable filter you can install in your air system. They cost about $10 to $20, and you should replace them every three months and have your HVAC system serviced once a year. The filter will help reduce fine particles and allergens by forcing air through tightly woven fibers that can trap even super-small particles. It'll also save you money on a whole-house HEPA (that's high-efficiency particulate air) system, which can cost thousands.

2. Freestanding HEPA cleaners for your bedroom and living room, if you don't have central heat and air. 
Avoid cleaners that say they "ionize" the air, though: "These units actually release ozone into your home," says allergist James Sublett, M.D., chairman of the American College of Asthma, Allergy and Immunology Indoor Environment Committee. (Experts aren't sure how much ozone other ionizing tools, like hair dryers, release, but it's not likely enough to cause concern. Blow dry with abandon!).

3. A carbon monoxide detector.
It's an absolute must to have one and keep batteries fresh: "Carbon monoxide can be deadly, but many people don't realize that even a small amount of CO can produce symptoms like fatigue and chronic headaches," Sublett says. And have your gas company inspect gas appliances such as your stove at least once a year, too, since some low-grade leaks may not trigger your detector.

4. A hygrometer. 
This cheap ($10-30) device measures your humidity level bacteria growth, Sublett says. Humidifiers can increase mold, Sublett says, so if humidity is low, simply place a pan or bowl of water (change it out every day) in each room the water will evaporate and increase the moisture in the air to a more comfortable level. If you prefer faster action, choose a cool-mist humidifier, and clean it regularly.

5. A doormat. 
It's not just to make your guests feel welcome! Wiping dirt and dust from your shoes before going inside can significantly reduce the amount of fine particles you bring inside, Sublett says. Even better: instituting a no-shoes-inside policy.

Easy Do-It-Yourself Kitchen Upgrades

Considered to be the heart of the home, the kitchen is where your family likely spends the most time, and, it's one of the most important rooms to potential homebuyers. Therefor, it's worth investing in some upgrades in this space. Experts say even a minor kitchen facelift can earn you back more than 80% of the cost. Leslie Grete, the star of TLC's While You Were Out and Trading Spaces, offered the following easy kitchen upgrades that, together, cost less than $1,000! 

Add a Fresh Coat of Paint
"This is probably the easiest and most affordable project you can take on as a homeowner to deliver the biggest bang for the buck," says Segrete. "For $40 a gallon you can buy a really good quality paint, and all you need is a couple of hours or a weekend and you can really transform your space."

Refinish Your Cabinets
"If you're unhappy with your cabinets, you're going to be unhappy with your kitchen," says Segrete, who upgraded her own cabinets when she bought her home eight years ago. "The cabinets were looking a little worse for the wear so we cleaned them, lightly sanded them, re-stained them and they still look good today." Do this yourself and save over $500.
If your cabinets are still structurally sound, spruce them up with paint, or by resurfacing, which typically saves you 50% over what replacing the cabinets would cost.
Another quick fix is to update your faucet fixtures and door handles. "For a couple of hundred dollars cosmetic changes are super easy do-it-yourself projects that can completely change the look of your kitchen. Head over to your home center, grab a simple guide, which slides right on the cabinet's door-front. You'll know exactly where to drill and never make a mistake," says Segrete.

Glam Up Your Lighting
New ceiling lights and chandeliers can go a long way and add that "wow" factor to an otherwise dull room. Segrete suggests installing a pendant light, which doesn't require the help of an electrician and can cost less than $50. "It screws right into the socket where the light bulb would go, then a canopy slides up and covers the high hat fixture. For a little money and no electrician you can change the look of your space." For an even more dramatic look, a chandelier sometimes does the trick. Ikea has trendy pieces for less than $50.

Beautify Your Backsplash
Retiling your backsplash on your own can cost as little as $140 and "it doesn't have to be difficult," says Segrete. One of her favorite products for DIYers is the Bondera Tile Mat Set. "It's basically a super sticky contact adhesive that you put right on your existing backsplash. Tile directly to the Bondera, grout the same day, and you are done with that project." A whole roll of Bondera costs about $40.

Opt for Laminate Countertops
Changing your countertops can seem like a daunting process, but Segrete says, not so. "If you're looking for something affordable that you can do yourself, think about laminate. It costs $10 to $40 per square foot about four times less than quartz or granite," she says. Your local home improvement store may be able to cut the laminate to the exact size you need for even added convenience.

Bank of America offers relo assistance to short-sellers

Delinquent borrowers must obtain preapproved short-sale price from bank

Bank of America says it will provide up to $30,000 in relocation assistance to delinquent borrowers who work with the bank to obtain a preapproved short-sale price before submitting purchase offers.

Short sales must be initiated by the end of this year and close by Sept. 26, 2013, to be eligible for the payments, which will range from $2,500 to $30,000 at the completion of a qualifying short sale. Payments will be determined on a case-by-case basis using a calculation that includes the value of the home, amount owed and other considerations, Bank of America said in announcing the program.

The program -- based on a similar incentive offer Bank of America tested last year in Florida -- will be available nationally. But Bank of America anticipates the greatest response will come from borrowers in California, Nevada, Arizona, Florida, and other states hit hardest by the economic downturn and falling property values.

Customers who believe they may be eligible for Bank of America's short-sale relocation assistance program may contact program specialists at (877) 459-2852. Qualifying short sales that have already started but have not closed may be eligible for the program.

Bank of America says its short-sale initiatives have generated 200,000 short sales in the last two years and another 30,000 in the first three months of this year.

Last month, Bank of America announced it was shortening decision times on short-sale offers to 20 days, down from 45 days or longer.

10 Major Mortgage Mistakes to Avoid

Getting a mortgage is no simple task: It's a complex and time-consuming process, and perhaps one of the most significant events of our lives, at least in financial terms. Here are ten potential pitfalls to avoid:

1. Not checking your credit: Long before you begin searching for a mortgage, you should know where you stand in the credit score department. After all, a bad credit score can bump up your mortgage interest rate several percentage points or leave you with no approval at all. Be sure you check your credit early on (several months in advance) in case any changes need to be made to get it back up to snuff.

2. Applying for new credit alongside the mortgage: In this same vein, be sure to avoid applying for any other type of credit before and during the mortgage application process. Whenever you apply for new credit, you're seen as a greater credit risk, at least initially. If you happen to apply for a credit card or auto loan around the same time you apply for a mortgage, your credit score might get dinged enough to kill your eligibility or bump up your interest rate.

3. Failing to look at the total housing payment: A mortgage payment consists of principal, interest, taxes, and insurance (PITI). A common mistake made by prospective home buyers is not factoring in their property taxes and insurance premium into their overall mortgage budget. The debt-to-income ratio (DTI ratio), used to determine if a borrower will qualify for a certain mortgage payment, is calculated by dividing the proposed cost of PITI by gross monthly income. A $1,200 homeowner's insurance policy would add $100 per month to an escrowed mortgage payment.

4. Not seasoning your assets: The bank or lender will want to see that you can actually pay your mortgage each month. But without seasoned assets, those that have been in your own account for at least a couple months, you could be out of luck entirely. Some borrowers seem to think they can transfer funds from a relative's account days before applying, but this simply won't fly once the underwriter uncovers the paper trail.

5. Job hopping: Another key to mortgage approval is steady employment and income. An underwriter will want to know that the income you bring in every month is consistent and expected to continue into the foreseeable future. So don't jump from job to job too much before applying for a mortgage. If it's in the same field, it shouldn't be a deal killer, but a career change will lead to problems. If you're thinking about jumping ship, wait until you've closed your mortgage first.

6. Not getting pre-approved: Good preparation is the key to a good mortgage. Before shopping for a home, make sure you can actually qualify for financing by getting a pre-approval. A mortgage pre-approval is more robust than a simple pre-qualification because the bank pulls your credit and looks at your income, assets, and employment. Your DTI ratio will also come into play to ensure you know exactly how much you can afford. With this pre-approval, you will also get a written commitment from the lender that will show home sellers you're serious about the purchase.

7. Not shopping around: But just because you're pre-approved with one bank doesn't mean you need to obtain financing from them. Be sure to shop around with multiple banks and lenders and even consider a mortgage broker. A broker can shop your rate with a number of banks concurrently and find you the lowest rate with the best terms. Don't be one of the many consumers who obtains a single mortgage rate prior to applying. Comparison shop as you would for anything else you buy. And don't forget to factor in closing costs!

8. Chasing exotic loan programs: Shop around for the lowest rate and closing costs, but not at the expense of your mortgage. Anything that sounds too good to be true most likely is. If the payment seems too low, you might be paying interest-only or even negatively amortizing, meaning your mortgage balance is growing each month. It's best to keep it simple and go with a loan program you can get your head around, like a fixed-rate mortgage.

9. Forgetting to lock your rate: Keep in mind that a mortgage rate means very little if it's not locked-in. If you're happy with your rate, lock it. Mortgage rates change daily and sometimes several times daily. All those mortgage quotes you obtain are just quotes until you actually tell the bank, lender, or broker to "lock it in." Once locked, your rate is guaranteed for a certain period of time, be it 7 days, 15 days, or a month. But never assume your rate is locked until you get it in writing!

10. Not reading your loan documents: Finally, it's your responsibility to read and accept the terms of your new mortgage. Sure, it might be a pain to go through all the loan documents at signing, but it's a bigger pain to sign up for something you don't want or agree with. Take the time at closing to ensure you understand everything you're signing, and thereby agreeing to. And don't be afraid to ask questions! Otherwise, you could wind up with a mortgage with predatory terms and no place to turn.
